According to a report released by the California Department of Education last week, Temecula and Murrieta schools performed well on state Academic Performance Index tests, further creating demand for housing in these top rated school districts. Parents and community leaders regularly wait for the annual API scores to determine how well their schools are performing. The scores are also used as a marketing tool by sellers hoping to attract buyers concerned about the quality of local education.
The Department of Education annually ranks schools based on test results in English language arts, math, science, history and social science. Each receives rankings on a scale of 1 to 10, representing their place statewide when compared to other schools of the same type, elementary, middle or high school and representing their ranking against other schools with similar demographics in terms of socioeconomics and student ethnicity.
Temecula Area School Earns Highest Score in the County
Three Temecula schools earned perfect 10s in both the similar schools comparison and state test scores, with Alamos Elementary School earning the highest score in the County. Alamos Elementary School is located just outside the City in the Hemet community, an area particularly hard hit by foreclosures. Homes in this area are typically less than ten years old and are larger than average in both square footage and lot size.
The median price for homes among Hemet foreclosures is $225,000, a bargain compared to the median home price for Murrieta foreclosures ($254,800) and nearby Temecula bank homes ($275,000). Home values among Lake Elsinore foreclosures are more affordable still at $180,000, although the API scores for Lake Elsinore schools were slightly lower with most elementary schools scoring between 5 and 8, according to the State report.
Even Foreclosures Buyers Want Top Schools
School performance is consistently ranked among the top three criteria when shopping for a home. Even foreclosures buyers want top schools and these recent API rankings prove that Murrieta bank homes and Temecula bank owned homes are valued for more than their granite countertops and pool-sized yards. In Temecula every school but one ranked at 8 or above, while in nearby Murrieta schools ranked in the top half, with 5 or above, when compared to all schools statewide. Overall, 8 was the most common rating for Murrieta schools.
